There are drastic changes taking place in the Phoenix real estate market, and most are for the better, but the bottom line is it’s a very competitive marketplace. Where there’s a nice neighborhood with a nice school, buyers are involved in multiple bid situations. Yes, bidding wars.

So how can you set yourself apart? To make a sports analogy, our advice would be to join the right team and listen to your coach in order to win. Getting the home of your dreams will happen if you take three key steps: familiarize yourself with the market; set realistic expectations regarding what you can afford; and put your best offer forward because there won’t be a chance for a counteroffer. You have to be aggressive.

The team you’re on matters. A rock-star agent will set you apart from other buyers.  One key is agent-to-agent communication. Before we write an offer we’ll be in touch with the cross-sell agent to find out what the seller is looking for, such as any specific terms in order to get your offer at the top of the pile. The whole goal is to make sure your bid gets taken seriously. We’ve been around for a long time, so it’s not uncommon for us to know the cross-sell agent. It’s a huge benefit. Since we already have a relationship with many agents, they know how we work and that our deals close, which is a huge factor in putting your offer at the top of the pile.

You can take a few other steps in this competitive market. To find the home of your dreams, know what you want in a house. The right agent can guide you. Ask yourself questions such as how close do you want to be to your job? To shopping? To your place of worship? Would you like to have a garden? Do you need a garage? How close do you want to be to a grocery store?

Remember, sellers are getting multiple offers. So if you see a home you want, go for it because it won’t stay on the market for long. There’s more competition for those available homes and, hence, bidding wars. Here are a few tips. When a home that you’re interested in hits the market, plan to see it as soon as possible and make the best possible offer that’s at an appropriate price point for the seller. Keep in mind you have to be aggressive.
