We've recently received a burning question from a fantastic client of ours that we feel compelled to answer. She was wondering whether it was worth it to spend money on upgrades and repairs before selling her home. If you don't care whether your home sells at the lower end, or takes a long time to sell, there's no reason to do any extra work. However, if you want top dollar and a quick home sale, you may want to consider rolling up your sleeves and getting to work.

There are many beneficial things homeowners can do before selling that don't cost a lot of money, but can yield great returns. We like to meet with our clients two to three weeks before they intend to put their home on the market. This way, we can go over what they want to get out of their home sale and put together a comprehensive analysis of what they can do to get a high return on the sale of their home.

Every home and every price point is different. Another general tip: declutter your home! Get half of the stuff out of your home before marketing it to buyers. Pack it up and put it in storage - you want the home to be open and free flowing so buyers can envision their items in the house instead of yours.
